Attica Area Zoning and Planning Commission – April 5, 2018

Call to order by Larry Grant.

This meeting is a hearing for a request by Tawnia Adams to rezone her property, 412 E. Monroe, from R1 to R2.

Mrs. Adams spoke to the members of the commission. She handed out diagrams and pictures featuring the space in the home that she currently rents out to a second family. There is a separate kitchen, sleeping area, and bathroom. When she bought the home 12 years ago, this rental unit existed. Mrs. Adams did not add it.

Neighbors, Mrs. Christie and Mrs. McDaniel attended the meeting. They addressed a semi-truck parked on Monroe Street. They are not opposed to the rental unit being in place.

Mr. Bowen is not in favor of spot zoning and therefore would not like the property to be rezoned. Mr. Grant referenced our code and cited Section 10-22 which allows properties to be grandfathered in because the zoning existed before the property was zoned R1. He believes her non-conforming use qualifies to be grandfathered in. Ed Bowen made a motion to keep the zoning as R1 and to allow the rental based on this provision in our zoning. Robin Jordan made a second to the motion. All were in favor and the motion passed.
